How to do your own Open House By John Noveras

Doing your own open house can be frustrating. But it doesn't have to be! Here are a few tips to have a succesful open house without loosing your mind.
Advertise, advertise, advertise. There is nothing worse than sitting in your home for the whole weekend and get a big goose egg as far as visitors. Don't be a "secret open house home owner!" Tell your friends, relatives, co-workers, neighbors, and anybody else you know that you're holding an open house. Ask them to tell everybody else they know that you will be holding an open house. Pass out and post flyers around the neighborhood inviting them to the event. You can also advertise on websites like craigslists, facebook, and twitter. There is really no wrong answer as far as advertisement. The more people who knows about your open house, the more chances are that you will be signing a contract on the sale of your home and not be staring at the wall the whole day thinking about the beach.
Do some quick freshening up! Don't let all your hard work advertising the home go to waste by letting your home look like a dump on game day. Put all the the clutter out of site. You want your guests to see "themselves" living in the house. You want them to picture where they will put their favorite couch or family photo. Let me tell you a quick story. I was once looking at a home to personally buy for myself. This home was covered with photos from wall to wall. I mean it's sweet and all but I found myself looking at the photos more than the home. To this day, I don't remember what that house looked like...but I sure do remember the pictures. Needless to say, I don't own that home today. You don't have to do anything fancy. A little touch up painting or adding some cool plants to freshen up the home can make a huge difference.
Finally HAVE FUN! There is nothing more annoying than doing something you are absolutely miserable doing! You can do an open house and have some fun while doing it. You've already invited friends, family, co-workers, etc...think of something fun for them to do during their stay with you. Hopefully, by the end of the day, you would have had a great time with all the people who came by, met new friends, and have a couple of great offers on your home. That's when and only when...you can start thinking about the beach.
Take care!
